§ 1-103. Jurisdiction and applicability of chapter.

(a)

This chapter shall constitute the comprehensive regulations governing all subdivision of land located within the corporate limits of the Town occurring on or after December 14, 1999. No land may be subdivided through the use of any legal description other than with reference to a plat approved by the agent in accordance with this chapter.

(b)

The provisions of this chapter shall not apply to any subdivision for which a currently effective preliminary plat was approved on or before the effective date of this chapter. These plats or subdivisions shall be reviewed and acted on under applicable prior subdivision ordinances.

(c)

No existing subdivision shall be modified except by approval in accordance with this and other applicable ordinances of the Town.

(d)

This ordinance shall govern residential and nonresidential subdivisions.
